Very nice spot, the sea is very calm here, except for storms or "recalones" when we have big waves, normally we have flat choppy water. The kite spot is like 500m long, with prevailing NE winds, try not to go too much downwind, since if you pass the Petit Laffite Hotel you will have to get out at a shore with sharp rocks, or damage your board.

There is like 15m from the sea to the fence, depends on the tides, and season of the year, when the wind stays south for a long time the sand goes and reduces to like 6m, sand comes back with bad weather, good for launching and walking upwind, there's normally no people, only tourists passing by.

Drive 7 km north of the center of Playa Del Carmen and turn right at the Coca-Cola building, go straight until you get to the beach. A little confusing if you don't know the roads, walk like 100m passing Los Pinos restaurant and Petit Lafitte hotel and you will be in the beach that we know like marlin azul.
No rules, keep an eye on your stuff, there can be some thieves around that wouldn't think twice on robbing your bags.
